What are Tax Liens and how do they work?

A tax lien that a local, state, or federal government places on property when the owner fails to pay his or her taxes. 

  • Lien Issuance: When a property owner does not pay his or her taxes, the government issues a tax lien certificate for the amount owed.

  • Certificate Auction: These certificates are auctioned to investors. The investor who offers the lowest interest rate or pays the highest premium wins the certificate.

  • Payment of the debt: the owner must pay the debt plus interest to the investor. If you don't, the investor may eventually take possession of the property.

What is Tax Deeds and how does it work?

A deed issued by a local government authority (county) to transfer property to a public entity or individual due to the previous owner's failure to pay property taxes.

  • Non-payment of taxes: When a property owner fails to pay his or her property taxes, the local government can seize the property.

  • Public auction: The seized property is put up for sale in a public auction known as a "tax deed auction."

  • Transfer of ownership: the winning bidder in the auction receives the tax deed, becoming the new owner.
